IF_DO has recently garnered approval for a groundbreaking project that embodies this vision, collaborating with Natural Building Systems, known for its innovative use of 'climate-neutral materials' to craft a versatile construction kit. This initiative aims to establish a prominent case study in the realm of sustainable building practices within the UK.
Located in the charming village of Laxfield, nestled in north Suffolk, this ambitious project focuses on retrofitting an existing structure called Mill House while simultaneously creating a new eco-friendly dwelling on the same site. The design will not only preserve the historical base of Goram’s Mill, a windmill dating back to 1842, but also integrate it into the fabric of the new eco-home, showcasing a harmonious relationship between old and new (see plans below).
The newly constructed residence will feature five spacious bedrooms and utilize a dry-fit construction system made from environmentally friendly materials such as hemp, wood fiber, and timber. Currently rated F on the Energy Performance Certificate (EPC), the Mill House's outdated 20th-century extensions will be removed during the renovation, with the goal of reaching EnerPHit Passivhaus standards and achieving an impressive EPC rating of A.
In addition to structural improvements, the project plans to incorporate advanced technologies, including rooftop photovoltaic panels, battery storage systems, smart meter controls, air-source heat pumps, and heat recovery ventilation systems. IF_DO envisions a home filled with light and designed for comfort, ensuring warmth during the winter months and a refreshing coolness in summer.
Al Scott, a director at IF_DO, expressed his enthusiasm for the project, stating, "This represents an exciting opportunity for us to set a precedent in future housing designs—buildings that actively respond to the climate crisis with ambition, exemplifying best practices in retrofitting, material re-use, and low-carbon construction methods."

The plans have received the green light from Mid Suffolk District Council, marking a significant step forward in the pursuit of sustainable living.
